Cancellation Policy: Ninety percent (90,00 %) of the total booking charges will be refunded if the cancellation is made more than 200 days prior to the arrival date of the reservation. Eighty percent (80,00 %) of the total booking charges will be refunded if the cancellation is made more than 100 days prior to the arrival date of the reservation. Fifty percent (50,00 %) of the total booking charges will be refunded if the cancellation is made more than 45 days prior to the arrival date of the reservation. For cancellations made within 45 days prior to the arrival date, no refund will be issued.

Maximum Occupancy Family groups: up to 18 guests (with owner's suite booked); up to 16 in the standard six-bedroom configuration. Non-family groups: up to 14 guests (with owner's suite booked); up to 12 in the standard six-bedroom configuration. "Family group" means an extended family travelling together — parents, children, grandparents, in-laws, cousins. Friend groups, colleagues, and mixed groups fall under the non-family limit. Owner's Suite (Bedroom 7) — Optional Add-On The owner's suite is a 70m² private wing with a king bed, sofa, walk-in closet, en-suite bathroom, and two balconies — sleeping two additional guests. How to book it: Reserve the villa as normal first. Once your booking is confirmed, message us to add the owner's suite to your stay. The suite is always held available for our existing guests, so you can add it at any point — at the time of booking, weeks later, or even closer to arrival. There is no risk of it being unavailable once you've booked the villa. One-time fee: €790, added to your stay. Required for: non-family groups of 13 or more, and family groups of 17 or more. If not booked: The owner's suite remains locked and vacant for the duration of your stay. The villa is yours exclusively — no other guests, owners, or staff will occupy the suite at any time. Electricity Electricity is metered and billed separately on departure. A reading is taken on arrival and check-out, and the cost is deducted from the security deposit. Light use typically results in a modest charge; running all seven AC units day and night with doors open can reach €300–500 per week. Pool Heating The pool can be heated on request via a 34kW heat pump. Cost is approximately €35/day to run. Particularly worthwhile in winter and early spring; in summer, the pool stays at a comfortable temperature without heating. Events Villa Paradiso is a private holiday rental in a residential neighbourhood. Weddings, parties, stag/hen events, and any form of organised gathering with non-staying guests are not permitted. Bookings are for the registered guests only. Outdoor amplified music is restricted by local rules.
